Before You Launch:
Is Your Project Ready for Buyers?

Launching a development is a significant step. Before the advertising begins and enquiries come in, it pays to look at your project from the buyer’s side.
Can they understand what you are offering? Does the pricing make sense? Is the information available to help them take the next step?
For smaller residential developments, getting these foundations right gives the sales campaign a stronger starting point.
Be clear about who you are selling to
Your project may appeal to several types of buyers, but understanding who is most likely to purchase helps shape how you present it.
A downsizer may be looking closely at access, storage and maintenance. A family may focus on bedroom sizes, parking and nearby schools. An investor will have different questions again.
Think about how those buyers would live in the property, what they would value and what might make them hesitate.
Make the pricing easy to understand
Buyers will compare your project with other options available to them. That includes other new developments and established properties nearby.
Your pricing should also make sense across the development itself. Differences in size, aspect, outlook, outdoor space and parking need to be reflected thoughtfully.
If one residence is priced above another, your sales agent should be able to explain why.
Have the details ready
Good images attract attention. Clear information helps buyers make decisions.
Before launching, have accurate floor plans, dimensions, inclusions, parking details and relevant project information ready. For apartments and townhouses, buyers may also want to understand estimated body corporate costs and how shared areas will operate.
Be clear about approvals, construction status and anticipated timing. Where something is still to be confirmed, say so.
Missing or inconsistent information creates extra work for everyone and can leave an interested buyer uncertain.
Help buyers see beyond the floor plan
Many buyers find it difficult to visualise a residence from a floor plan alone. Room dimensions and lines on a page don’t always convey how a space will look, feel or function.
A visual walkthrough can bring the residence to life, showing how rooms connect, where furniture fits and how indoor and outdoor areas flow together. For buyers purchasing before construction is complete, this can be an important part of understanding what they are buying.
Include a visual walkthrough in your launch preparation, alongside clear floor plans and quality images. It should accurately reflect the proposed design and inclusions, helping buyers picture everyday life in the finished residence.
Plan what happens after an enquiry
Before the first enquiry arrives, agree on who will respond, how inspections or appointments will be handled and how interested buyers will be followed up.
Developers also need useful feedback. What are buyers asking? Which residences are attracting interest? Are the same concerns coming up repeatedly?
Those conversations can help you make informed decisions as the campaign progresses.
